Waverly Woods West is an active adult/age 55 and better community that was developed by Waverly Woods Development Corporation and built by NVR Homes. It was built as a homeowner association-managed community operating under the governing documents of two homeowner associations called Waverly Woods West Homeowners Association and Waverly Woods Owners Association. In addition, there are three Condominium Associations (CA), with additional governing documents, that pertain to a group of seven buildings in the community that comprise Waverly Mews.

It was built as a homeowner association-managed community operating under the governing documents of two homeowner associations: 1) The Waverly Woods West Homeowners Association, Inc. (WWW HOA), and 2) The Waverly Woods Owners Association (WWO HOA). Dues assessments are levied separately by each of these associations.
What are the age restrictions for this community?
The complete verbiage, regarding the age restriction provisions, can be found throughout the WWW and WWO Declaration of Covenants, Conditions and Restrictions. Following is an excerpt from Section 2.28 of the WWW Declaration:
“…must be occupied by at least one (1) person who is 55 years of age or older and also prohibits occupancy by children less than 18 years of age for more than 90 days per calendar year.”
The WWW HOA has the responsibility to enforce all age restriction provisions; violations will be dealt with according to the conditions spelled out in the Declaration.
Do any age restrictions apply for use of the WWW Clubhouse and Pool?
Yes. The WWW facilities, located at 2100 John Stuart Drive, can only be used by eligible residents of this community, and guests who are 18 years of age or older.
